Driving for Dollars has become a beloved pastime for Scott Byer and myself. The thrill of stumbling upon hidden gems is unmatched. One such discovery was a burnout property we found in the vibrant Sunnyside neighborhood of Houston, TX. While scouring the internet for property owners often proves fruitless, we struck gold when we managed to locate the entity/owner name on the County Appraisal District's site. A quick Google search led us to a working phone number, ultimately leading to the acquisition of this off-market treasure.

Our eagerness for a new project was palpable. However, we soon realized that some of the updates we had planned ended up exceeding our budget, thanks to unforeseen circumstances like the Covid pandemic and supply shortages. Who could have anticipated that basic plywood sheets would cost a staggering $80?

Undeterred, we embarked on a journey of collaboration, working closely with an Architect, Structural Engineer, and City Planning and Permitting to bring our vision to life. Our efforts resulted in a newly constructed and approved elevation, featuring a unique addition to the area's homes - an enclosed concrete front patio transformed into a stunning formal dining room. We also created an inviting open concept living room and kitchen, as well as a luxurious primary bedroom with an ensuite bathroom.

Within about six months we had a cash offer and easy closing funding our next project!
